Masonry walls in Morocco in 2026: how houses are walled, what it costs, what to check before render
By Yassine AT-TARASSI, architect · Updated on · Reference texts (5)
If you are building in Morocco from abroad, or buying a house whose shell is finished but not yet rendered, the walls are the part you will see least and pay for early. This guide explains how Moroccan houses are walled, what it costs in 2026 according to the CITURBAREA simulator, how many blocks and bags of cement to expect, and what to have checked before the walls disappear under render. Figures are recalculated at each price update.
In short: almost every house in Morocco has a reinforced-concrete frame filled with hollow concrete blocks (agglos) and finished with cement render. In 2026 a 20 cm block wall costs about 195 DH/m² excl. VAT laid by a contractor in Kénitra, a 10 cm partition about 140 DH and internal render about 60 DH. For a 150 m² two-storey house the whole masonry package (walls, partitions, render, screeds) comes to about 104,000 DH excl. VAT, or about 72,000 DH with a tâcheron. Wall ties to the frame and seismic details are set by the approved drawings.

How are house walls built in Morocco?
If you are used to timber frames, brick cavity walls or insulated blocks, the Moroccan system is different. The load-bearing structure is a concrete frame (columns, beams, slabs). The walls are a filling: hollow concrete blocks 40 × 20 cm, 20 cm thick outside and 10 cm inside, laid in cement mortar, then rendered on both faces. There is usually no insulation layer in the wall unless you ask for it. This has three consequences for an owner abroad:
- the walls are cheap and fast to build, so the budget is driven by the frame and the finishes, not the masonry;
- thermal comfort in summer and winter depends on choices made now (block type, double wall, insulation) — see thermal insulation of a house in Morocco;
- defects (walls out of plumb, missing ring beams, cracks at the frame junction) are hidden by render within weeks: they must be checked before.
What does a block wall cost per m² in 2026?
Installed selling prices excl. VAT (blocks, mortar, labour, contractor overheads and margin), Kénitra regional coefficient; in brackets, the simulator's range. The tâcheron column assumes you buy the blocks, cement and sand yourself.

How much for a whole house?
For a 150 m² two-storey house in Kénitra, the masonry and render package comes to about 104,000 DH excl. VAT with a contractor (695 DH per m² of floor, VAT at 20 % on top) and about 72,000 DH with a tâcheron. The line-by-line breakdown:

Quantities you can use to check a delivery or a tâcheron's materials list:
| For the 150 m² two-storey house | Simulator quantity |
|---|---|
| External block walls | 220 m² |
| Partitions | 125 m² |
| 20 cm blocks (12.5 per m² + 5 % breakage) | 2,870 |
| 10 cm blocks | 1,620 |
| Cement, 50 kg bags (mortar, render, screeds) | 258 |
| Sand | 41 m³ |
| Mason / labourer days (whole shell) | 93 / 161 |
Cement is low because the structural concrete is assumed to be ready-mix. If concrete is mixed on site, add its cement, sand and gravel. To get the wall areas of your own plan, run the simulator.
Investing in a small apartment building
For a five-level building (ground + 4) of 1,200 m² with 11 flats in Kénitra, at mid-range finish, the simulator puts masonry at about 619,000 DH excl. VAT, about 520 DH per m² of floor — cheaper per m² than a house because party walls reduce external walls, while partitions between flats weigh more. This is a feasibility figure, not a bill of quantities. In a building, walls between flats and around stairwells must also meet sound and fire requirements, decided with the engineering consultancy and the specification; and the fire rules of decree no. 2-14-499 apply to buildings open to the public.
Concrete block, brick, aerated concrete or stone?
| Wall material | Price compared with hollow concrete block (engine assumption) | When it makes sense |
|---|---|---|
| Hollow concrete block (agglo) | reference | Standard choice; cheapest; needs insulation for comfort |
| Hollow clay brick | about × 1.15 | Slightly better thermal behaviour; common in some regions |
| Aerated concrete | about × 1.4 | Much better insulation; needs its own mortar and render |
| Stone | about × 1.8 | Façades, heritage areas, rural houses |
These coefficients are assumptions of the CITURBAREA technical component, to be confirmed by quotes. The choice is made at preliminary design with the architect, taking the thermal regulation and the budget into account.
What to check before the walls are rendered
Ask for dated photos or a video call at the end of the blockwork, before any render, and have the architect check:
- Setting-out: walls, doors and windows where the permit drawings put them (a moved window can block the occupancy permit).
- Plumb and flatness: within the tolerance of the specification; a crooked wall costs extra render.
- Ring beams and ties: concrete ring beams, posts and lintels as per the engineer's drawings; no block wall built straight under a slab without a tie.
- Mortar joints: full joints, staggered blocks, no broken blocks used as filler.
- Chases: electrical and plumbing chases cut before render, not hacked afterwards.
- Blocks: regular, unbroken, from one supplier; on large sites, reception checks are written into the specification.
Buying a house with a finished shell?
Many owners abroad buy a house "gros œuvre fini" (finished shell) and complete it. Before buying, have an architect check the walls for cracks at the frame junction, damp at the base, missing lintels and openings that do not match the permit. Rendering over a defect hides it but does not fix it.
Which rules apply?
- RPS 2000, 2011 version (decree no. 2-02-177, amended by decree no. 2-24-766 of 2024): Morocco's seismic code applies to all buildings except some traditional buildings not used for housing or the public. Ring beams and seismic details of masonry follow the approved drawings.
- NM 10.1.004 (cements): mandatory according to the Ministry of Industry list of 09/03/2026.
- Approved, voluntary standards: NM 10.1.009 (concrete blocks), NM EN 771-1 (clay bricks), NM EN 771-4 (aerated concrete), NM EN 13139 (aggregates for mortar). Foreign references (NF DTU 20.1, EN 998, Eurocode 6) bind only if the specification cites them.

Frequently asked questions
What does a block wall cost per m² in Morocco?
About 195 DH/m² excl. VAT for a 20 cm hollow concrete block wall laid by a contractor in Kénitra (simulator range 170–245), and about 135 DH/m² with a tâcheron if you buy the materials.
How many blocks are needed per m² of wall?
A 40 × 20 cm block covers 0.08 m², so 12.5 blocks per m²; the simulator adds 5 % breakage. A 150 m² house needs about 2,870 blocks of 20 cm and 1,620 of 10 cm.
What does the masonry of a 150 m² house cost?
About 104,000 DH excl. VAT with a contractor, partitions, internal render and screeds included, and about 72,000 DH with a tâcheron.
Are Moroccan walls insulated?
Usually not: the standard wall is a hollow concrete block rendered on both faces. Insulation (double wall, insulating block or insulation layer) must be specified at design stage.
Are these prices excluding VAT?
Yes. With a contractor, add 20 % VAT. With a tâcheron, VAT depends on their tax status, which the quote must state.
Block or red brick: which should I choose?
Hollow concrete block is the most common and cheapest. Brick insulates slightly better and is assumed about 15 % more expensive by the CITURBAREA technical component; aerated concrete insulates much better at about 40 % more.
What should I check before the walls are rendered?
Setting-out against the permit drawings, plumb walls, ring beams and lintels as per the engineer's drawings, full mortar joints and chases cut before render. Ask for dated photos or a video call at that stage.
Who is responsible for what in masonry?
The engineering consultancy sets ring beams, posts and lintels; the contractor or tâcheron builds to the drawings; the architect checks setting-out and ties before render; the owner approves the block type.
