Floor tiles and marble in Morocco in 2026: laid cost per m², choosing remotely, checking the work
By Yassine AT-TARASSI, architect · Updated on · Reference texts (5)
You are finishing a house or an apartment in Morocco while living abroad, or buying to let. This guide gives the laid price of floors (porcelain stoneware, local and imported marble) from the CITURBAREA simulator, explains what a Moroccan tiling quote includes, how to choose tiles without travelling, and what to check on site before the last payment. Prices are recalculated at each update of the materials library.
In short: in Morocco a contractor charges about 286 DH/m² excl. VAT for 60×60 porcelain tiles supplied, glued and grouted (range 221–430), about 701 DH/m² for local polished marble and about 1,018 DH/m² for imported marble, ground and crystallised. Add 20 % VAT. For a 150 m² house, the whole floor package comes to about 40,445 DH excl. VAT in porcelain. You can choose the tiles by video call and samples, but have the setting-out and the first rooms checked on site before paying the balance.

What does it cost to tile floors in Morocco in 2026?
Laid prices from the CITURBAREA simulator for a house in Kénitra: supply with cutting waste, mortar or adhesive, grout, labour, contractor overheads and margin. The labour-only column is the case where you buy the tiles yourself and pay a tâcheron (tiler) to lay them.
| Floor finish (finish level in the simulator) | Laid, contractor, DH/m² excl. VAT (range) | Labour-only (tâcheron), DH/m² |
|---|---|---|
| Porcelain 45×45, mortar-bedded (very economical) — tile price | 142 (128–168) | 142 |
| Porcelain 60×60, glued (mid-range) — tile price | 286 (221–430) | 204 |
| Large-format porcelain, double buttering (upper mid-range) — tile price | 496 (328–680) | 356 |
| Local polished marble 2 cm, ground and crystallised (high-end) — marble price | 701 (584–806) | 498 |
| Imported polished marble 2 cm (luxury) — marble price | 1,018 (878–1,165) | 727 |
| Matching skirting (per linear metre) | 33 | 24 |
| 5 cm cement screed under the finish | 72 | 51 |
| Waterproofing under tiles in wet rooms | 90 | 64 |

How much for a whole house or apartment?
| Project (Kénitra, contractor) | Interior floor area | Floor finishes package, DH excl. VAT |
|---|---|---|
| 100 m² house, 60×60 porcelain | 88 m² | 26,963 |
| 150 m² house, 60×60 porcelain | 132 m² | 40,445 |
| 150 m² house, large-format porcelain | 132 m² | 68,172 |
| 150 m² house, local marble | 132 m² | 95,167 |
| 150 m² house, imported marble | 132 m² | 136,984 |
| 200 m² house, 60×60 porcelain | 176 m² | 53,927 |

The engine counts about 0.88 m² of interior floor per m² of floor area. Wall tiling in kitchens and bathrooms is a separate package: about 58 m² of wall tiles for the 150 m² house, at about 184 DH/m² laid in standard 30×60 — see zellige, wall tiles and tadelakt.

How much tile and adhesive should be ordered?
| For the 150 m² house, 60×60 porcelain | Quantity in the simulator |
|---|---|
| Interior floor area to tile | 132 m² |
| 60×60 porcelain tiles, cutting waste included | 143 m² |
| C2 tile adhesive | 932 kg |
| Skirting | 83 m |
| Tiler's working days (floors and wall tiles) | 19 days |
Use these figures to check a materials list or a delivery sent to you by the tiler. A tiler's day rate in the engine ranges from 190 to 350 DH before charges, but most tilers in Morocco price per m², which is easier to compare.
Buying to let: floors in a small apartment building
Investors building a block of flats need durable, replaceable floors more than spectacular ones. In the simulator, a five-level building (ground + 4) of 1,200 m² has about 1,056 m² of tiled floors; the floor finishes package comes to about 295,965 DH excl. VAT at economy finish and 386,644 DH at mid-range. This is a feasibility figure, not a bill of quantities. What matters for a rental building: one tile reference per flat type, a single production batch for the whole building, spare boxes kept for repairs between tenants, and hard-wearing tiles in common areas.
How should tiles be laid?
- Substrate: dry, flat, clean slab; a cement screed if levels need correcting.
- Setting-out plan: drawn before buying, to place cuts at the edges and limit waste.
- Laying: mortar-bedded for small sizes, glued from 60×60 upwards; for large format, a deformable adhesive (often C2) and double buttering.
- Wet rooms: a waterproofing system under the tiles, turned up at the wall base and around the drain.
- Joints: cement or resin grout depending on use; movement and perimeter joints kept.
- Marble: grinding then crystallisation after laying, included in the simulator price.
Is tiling cheaper in Morocco than in Europe?
We do not publish European prices, so we will not give you a ratio. What changes in Morocco is the structure of the price: labour is a small share of the laid price, so the tile you choose drives the budget far more than the tiler. Local marble is laid at a price that makes it a realistic option for a family home, and polishing and crystallisation on site are standard practice. On the other hand, quality varies a lot between batches and between tilers: the savings disappear if the floor has to be relaid.
Does the price change from one city to another?
| City | 60×60 porcelain laid, DH/m² excl. VAT | Local marble laid, DH/m² excl. VAT |
|---|---|---|
| Kénitra | 286 | 701 |
| Rabat | 325 | 797 |
| Casablanca | 322 | 790 |
| Tanger | 311 | 763 |
| Marrakech | 308 | 756 |
| Agadir | 297 | 728 |
| Fès | 284 | 694 |

City differences come from the engine's regional coefficients for materials and labour, published on the pricing method page: they are estimates, not local surveys.
How do you choose tiles without being in Morocco?
- Fix the finish level per room with your architect: living areas, bedrooms, kitchen, bathrooms, terrace. Wet rooms and outdoor areas need slip-resistant tiles (R11 porcelain).
- Ask for the reference, the size, the batch number and the data sheet of each tile, not just a photo. The same model from two batches can differ in shade.
- Look at samples by video call, in daylight, next to the paint and joinery colours. CITURBAREA organises the video call through the platform: no phone numbers are exchanged.
- Order 8 to 10 % extra for cuts (more for large format) and keep a box for future repairs.
- Put suppliers in competition through the materials library rather than accepting the tiler's supplier by default.
What should the quote include?
- Area per room, tile reference and size, laying method (mortar-bedded or glued, adhesive class, double buttering for large format).
- Screed, skirting, wet-room waterproofing, thresholds and stair nosings on separate lines.
- Grout type and joint width; movement and perimeter joints.
- For marble: grinding and crystallisation included or not.
- Prices excluding VAT (HT) with VAT at 20 % stated; with a tâcheron, the tax status must be written.
- Removal of old floors and rubble disposal if you are renovating.
What to check before the final payment
- Flatness: no lips between tiles, no hollow sound when tapped (a sign of poor adhesive coverage).
- Setting-out: cuts placed at the edges, not in the middle of the room; joints aligned through doorways.
- Wet rooms: waterproofing done before tiling (ask for photos at that stage), falls towards the drain.
- Shade: one batch per room; no mixed batches in the same space.
- Marble: uniform polish, no stains from cement or acid cleaning.
Ask for dated photos at each stage and have the architect record reservations at handover. Keep a retention until they are cleared. See choosing a construction company in Morocco.
Which standards apply?
Only NM ISO 13006 (ceramic tiles: classification, characteristics, marking) appears on the Moroccan list of mandatory standards (update of 09/03/2026); it covers the product, not the laying. Laying rules (NM 10.6.092 for glued finishes, NM 10.6.097 for mortar-bedded finishes, NM EN 12004 for adhesives, NM EN 13813 for screeds) are voluntary unless your specification cites them. French DTUs are only contractual if the specification says so. See the floor finishes standards page.

Frequently asked questions
How much does it cost to lay floor tiles per m² in Morocco?
About 286 DH/m² excl. VAT for 60×60 porcelain supplied and glued by a contractor (simulator range 221–430), and about 142 DH/m² for 45×45 porcelain bedded in mortar. Add 20 % VAT.
How much does marble flooring cost in Morocco?
About 701 DH/m² excl. VAT for local polished marble laid, ground and crystallised, and about 1,018 DH/m² for imported marble, in the CITURBAREA simulator.
What is the labour cost for tiling only?
If you buy the tiles yourself, the simulator puts the tâcheron's price at about 204 DH/m² for 60×60 porcelain including adhesive and grout, before any VAT.
How much should I budget for the floors of a 150 m² house?
About 40,445 DH excl. VAT in 60×60 porcelain, 95,167 DH in local marble, skirting included; screed and bathroom waterproofing are separate packages.
Can I choose tiles remotely?
Yes: fix the finish per room, ask for the reference, batch number and data sheet, view samples by video call in daylight, and order 8 to 10 % extra. Have the first rooms checked on site before the balance is paid.
Are tiling prices in Morocco quoted with or without VAT?
Both are used. Ask for prices excluding VAT (HT) with VAT at 20 % shown separately; with a tâcheron, the quote must say whether VAT applies.
Which standard is mandatory for tiles in Morocco?
NM ISO 13006, on the product (classification, characteristics, marking). Laying standards are voluntary unless the specification cites them.
Is large-format porcelain worth it?
It costs about 496 DH/m² laid against 286 for 60×60, because it needs a flatter screed, double buttering and more waste. It is worth it in large living areas, less so in small rooms with many cuts.
