Renders, plasters and screeds in Morocco: applicable standards and checks on the substrate

Renders and screeds in Morocco rely mainly on cement, lime and gypsum binders. Two product standards are of mandatory application here: NM 10.1.004 for the cement in sand-and-cement renders and screeds, and NM 03.3.124 for the fillers applied before paint. Building lime (NM EN 459-1), gypsum or calcium sulphate binders (NM EN 13454-1) and metal lath (NM EN 13658-1) are homologated references. The design and application of renders are described in NM EN 13914-1, homologated as well, which the CPS can make contractual. The real control point is the substrate: walls finished, services embedded, surfaces clean.

Scope

This page takes in external renders (traditional three-coat or one-coat factory renders), internal cement or gypsum plaster, fillers and skim coats before painting, and the floor screeds that receive tiles or other floor finishes. Waterproof tanking renders for basements are handled with waterproofing; façade cladding and coatings on the façades page.

Rendering starts when the masonry and the structural works have been accepted and the electrical and plumbing chases are closed, and it ends when walls and floors are ready for painting or tiling. It is carried out in parallel with the fitting of external joinery, whose frames must be in place before reveals are finished.

Who does what

PartyRole
ArchitectChooses render types and finishes with the client, specifies junction details and accepts the substrate before rendering starts.
Rendering and screeding contractorChecks and prepares the substrate, follows the curing and drying instructions, and protects fresh work from sun and wind.
Services contractorsFinish and test their embedded conduits and pipes before walls and floors are covered.
Painting and tiling contractorsAccept the rendered surfaces or screeds before applying their own finish, and report defects in writing.
Client (owner)Approves samples of external render colour and texture before the façade is started.

Inspection milestones

  1. Structural works accepted (weathertight) Specification (CPS) requirement
Structural works and masonry accepted, so that renders are applied on finished, stable walls.
  2. Embedded services tested before closing up Good practice
Embedded conduits and pipes inspected, tested and photographed before chases are filled and walls rendered.
Standards to check at this milestone: NM 06.6.071
  3. Renders, screeds and joinery installed Specification (CPS) requirement
Substrate clean and wetted, lath at junctions, render flatness and reveals around frames checked, screeds at the right level for the floor finish.
  4. Floor and wall finishes, ceilings and painting Good practice
Rendered surfaces accepted by the painter or tiler before finishes, with cracks and hollow areas marked for repair.

Common non-conformities and follow-up

FindingAction
Cracks along every junction between concrete frame and masonry.Open the crack, place lath or mesh across the junction and re-render, as the architect specifies.
Render sounds hollow or comes away from the wall.Remove the loose area, clean and prepare the substrate, and render again with the agreed product.
Screed level incompatible with the floor finish or the door thresholds.Grind or top up the screed before the tiler starts, never compensate with excess adhesive.
Electrical box or pipe buried under render without being tested.Open up, test, then make good; record the correction.

Frequently asked questions

Which render products carry mandatory standards in Morocco?

The cement used in mortars (NM 10.1.004) and the fillers applied before paint (NM 03.3.124). Lime, gypsum binders and render application standards are homologated, not mandatory.

Is there a Moroccan standard for applying external render?

NM EN 13914-1 covers the design, preparation and application of renders. It is homologated, so it binds the contractor when the CPS refers to it.

Why do cracks appear at the junction between columns and walls?

Concrete and masonry move differently. Metal lath across the junction and a correctly cured render reduce the risk; the architect's detail should show it.

When can render start after the masonry?

After the structural works are accepted and the services embedded in the walls have been tested. The drying time depends on the products and is set by the CPS or the manufacturer.

Who accepts a screed before tiling?

The tiling contractor checks level and soundness and accepts it in writing, with the architect, before laying any tiles.
